    • Postcard engagement is down but letter engagement is up!
    • Based off of pre pandemic to post pandemic:
      • Overall engagement/response rate via direct mail is down 46%!
      • Contract per net lead is up 62%!
      • The people that call are more likely to be a seller
    • Have your VA follow up on every single lead, every person needs to be continually reached out to
    • Use a CRM – the best CRM is one that you are going to use
    • Increased engagement right now on old lists
    • Consider figuring out the lead form ON FACEBOOK with a video, people don’t want to leave facebook and go somewhere else

    • December you can double down, everyone is at home and answer the phone right when they answer. If you pick up the phone when they call on average it’s an 11 day close, if you dont its a 30 day close
    • Study the micro markets, you will always find a more significant list of profitability in certain zip codes. Look where your most profitable deals come from.
    • With the new texting regulations now as of October 31, cell phone carriers will be blocking a ton of messages without even telling you. Try switching to facebook or TV. Be careful with TV
    • Learn to ask better questions, companies are becoming more trusted than individuals. START BUILDING YOUR BRAND

    • Put on a admin fee (OA fee) – $495 fee with a buyer

    • I buy 3 big lists that work very well from Audantic, skip trace it and get good phone numbers, direct mail the whole list once, and we text and cold call them.
      • On average how long did they own the property, zip codes, equity? Find out the commons. Where are your most profitable leads coming from?
      • Batchleads – fixes the carrier regulation problems
      • Figure out your best deals and how you found those, dial in on those
      • Buying entire inventory from landlords, set up a referral program for them that you pay a minimum off 10k for referrals to other landlords looking to sell
